Variable-perm (smart) vapour-retarders
This is a technical discussion about "smart" vapor retarders, thin membrane products installed inside wall framing to control moisture. Unlike plastic sheeting, which always blocks moisture the same way, these materials open up and let moisture pass through when humidity inside the wall gets high, then tighten back up when it's dry. Building codes generally require vapor retarders to sit near the warm (interior, in most climates) side of the wall's insulation to avoid condensation.
The discussion concluded that smart vapor retarders still need to go on the warm side of the wall, not somewhere colder, even though they respond to humidity rather than temperature. The reasoning: colder parts of a wall naturally have higher relative humidity for a given amount of moisture, so a smart retarder placed too far toward the cold side could stay more "open" than intended and let more moisture through than is safe. One expert noted a rule of thumb of keeping no more than 25 percent of a wall's total insulation on the interior side of the retarder.
The conversation also touched on plywood and OSB, sheathing materials sometimes used in the same role. Plywood becomes noticeably more vapor-open only at very high humidity levels, giving it some drying ability. OSB stays less permeable across the board and does not show that same shift, meaning it dries out more slowly than plywood in a damp wall.
For homeowners, this is a reminder that where a moisture-control layer sits within a wall assembly, not just what it's made of, affects how well it protects against hidden condensation and rot.
