FHB Podcast Episode 748: A-Frame Scaffolding, Leaky Stucco, and Garage Floor Insulation

July 31, 2026 · Fine Homebuilding · Score: 37

This week's Fine Homebuilding podcast tackles two listener questions that touch on common home problems: water leaks around stucco and cold garage floors.

One homeowner in a two-story house with stucco siding over an attached garage traced a ceiling leak to a poorly sealed second-story window. Water was getting behind the stucco and running down into the garage ceiling instead of draining back outside, a sign that the wall may be missing a "weep screed," a strip at the base of stucco designed to let trapped water escape. Once the ceiling drywall came out, the homeowner also found gaps in the air barrier (the layer meant to stop drafts) between the garage and the living space above, along with unevenly installed fiberglass insulation. This kind of hidden air leakage and water intrusion can drive up heating and cooling costs and contribute to humidity problems inside a house, even when everything looks fine from the outside.

The second question comes from a homeowner near Saratoga County, New York, upgrading a detached two-car garage workshop below a living room. He's already added foam insulation to the block walls and is now weighing how to insulate the concrete floor, including whether to add a vapor barrier and how to handle moisture at the edges where the new insulated floor meets the insulated walls. For homeowners with similar attached or below-grade garages, especially older ones with block walls and no insulation under the slab, these are the same details worth understanding: garage floors and walls that don't have a continuous air and moisture barrier can make attached living spaces uncomfortable and waste energy year-round.
