A homeowner building a new house in Maine ran into a problem worth knowing about if you're finishing an attic or adding bath fan ducts. He installed about 60 feet of metal ducting for three bathroom exhaust fans along the bottom of his attic framing, planning to bury the ducts under roughly 20 inches of cellulose insulation. He assumed that once the ducts sat above his vapor barrier and inside the insulation, condensation wouldn't be an issue.
That assumption turned out to be wrong. Building codes (the 2021 International Residential Code and Maine's state energy code) require ductwork in unconditioned attics to carry its own insulation rated at least R-8, including a vapor and air barrier wrapped around the duct itself, separate from whatever insulation surrounds it in the attic. Without that dedicated wrap, warm moist air inside the duct can hit the cold duct wall and condense, leading to moisture problems inside the attic.
The catch is that R-8 duct wrap is hard to find and often expensive, while R-6 options are more common. One suggestion offered was wrapping the ducts in aluminum bubble-foil insulation, which can reach the needed R-value, is easy to install, and doesn't cost as much as some specialty products.
For homeowners in cold climates, the lesson is that bath fan or dryer ducts running through an attic need their own insulation and vapor barrier, not just a bed of loose-fill insulation around them. Local codes can set specific R-value requirements, so it's worth checking what your state or municipality requires before ducts get buried and covered over.
